Legionella Risk Assessments
The government’s Health and Safety Executive ( HSE ) Approved Code of Practice and guidance on regulations, L8 ( 4TH edition ), now confirms that in the rental sector, landlords, as statutory duty holders, have a duty to carry out Legionella Risk Assessments on water systems in their properties. This has come about due to the previous restriction to water systems above 300 litres having been removed so that the guidance now covers all water systems.
This means that for a domestic rental property the risks of Legionnaire’s disease have to be identified and assessed by a competent person and a suitable course of action taken so as to minimise and control the risks identified. Fortunately, most of these actions are quite straight forward and require little expense but however simple they are they do have to be documented and reviewed periodically to meet the regulations.
Wirral EPCs are qualified, insured and accredited to carry out these assessments and charge a fixed rate of £75, no VAT, per property. If you have an EPC and a Legionella Risk Assessment report done at the same time we offer a reduction of £10 on each price, i.e. EPC £45, LRA £65.
